This weekly Market Update provides housing and mortgage market context for real estate and mortgage industry professionals.

Mortgage Rate Index

Changes in percentage points. Weekly change calculated from MND Oct 14 data. N/V = monthly comparison not verified. Rates are provided by Mortgage News Daily. The MND Rate Index is the best way to follow day-to-day movement in mortgage rates. The index is driven by real-time changes in actual lender rate sheets. This has two huge advantages, timeliness and accuracy. A "top tier" scenario is used as a baseline (75 LTV, 780 FICO, etc.). We use proprietary methodology to adjust the rate to account for points. That can mean that lenders are quoting 6.125 with points while our index is at 6.25, hypothetically. Source: Mortgage News Daily Latest posted index: October 22, 2026

Market Commentary:

Mortgage rates remain a hurdle, even as buyers gain more choices. MND’s latest posted 30-year fixed index is 7.40% for October 21, down 0.05 percentage point from October 14. The October 22 housing update shows active listings up 7.7% from a year earlier and asking prices down 2.1%. More selection can help buyers negotiate, but financing costs still shape what they can afford.

The October 22 labor report adds a mixed signal: initial unemployment claims fell to 194,000, while continuing claims rose to 1.728 million. Low layoffs alone do not guarantee lower mortgage rates. The practical opportunity remains local: identify well-priced homes, compare eligible seller concessions and keep payments within a sustainable budget. A buyer with financing in place can act on suitable inventory without relying on a future rate decline.

Weekly Housing Outlook: More Leverage, Less Purchasing Power-Market Clock

Realtor.com October 19 outlook places the national Market Clock at 4 o’clock, moving toward buyers. Its new October 22 weekly report reinforces the opportunity: more inventory and softer asking prices, alongside muted new listings.

Tables Showing Home Price Shifts Across Every Major Region

Metro extremes within regional samples | September 2025-September 2026

The Midwest and Northeast remain comparatively resilient, while softness is more concentrated in former boom markets in the Southeast, Southwest and parts of the West. These paired dots compare the strongest and weakest metro in each regional sample; they are not regional averages.

West: Anchorage / Las Vegas. Southwest: Abilene / Austin. Southeast: Shreveport / Asheville. Northeast: Norwich / Burlington, VT. Midwest: Rockford / Des Moines.

Conversation starter: National trends are useful context, but recent local comparable sales and inventory should drive pricing discussions.

Housing Market Softening Regains Momentum

Share of 300 largest markets with annual home-value declines

The number of markets with falling values rose from 54 in August to 66 in September, increasing the share from 18% to 22%. National Zillow Home Value Index growth slowed from +1.3% to +1.0% year over year. 234 markets still recorded gains.

What to do with it: Revisit stale listing-price assumptions and use market-specific inventory trends. More markets are declining, which does not mean every market is declining. The report uses a 300-market sample for this comparison; its longer historical chart uses 200 markets.
